Specialist Wood Floor Re-Finishing Case Study

Recently I had to clean and re-finish a solid Oak floor near Deal. It had been wax oiled originally at initial installation, but not especially well. The finish was very dry, as a result it was getting stained and marked because the wood had so little protection.

My job was to clean the floor thoroughly first, and then to give the floor a very light sand to remove some of the surface finish and other products that had built up. Following this I had to apply two good coats of hard wax oil. This involved moving as much of the furniture as possible out of the room, and then moving everything else to one side. One half of the floor then received it’s two coats of finish. Once this was done it was allowed 48 hours to harden off. Following this the furniture could be moved onto the finished area onto soft cotton pads, and the other half of the room could receive it’s finish. Another 48 hours later, all the furniture could be re-instated to it’s original positions and normal use could follow.

This floor should now look good for at least two years if proper care follows. Hard wax oil is a very durable finish designed to nourish the wood and to protect it. It does eventually dry out and wear away in heavy traffic areas. To help prevent this, regular vacuuming, removing shoes whilst in the house, and using approved cleaning products and methods will certainly help to maintain the floor’s appearance for longer.
